The Importance of Title Insurance
So you found your dream home, your offer has been accepted, and you're ready to close. Now what? You need to make sure you find the right title agency, and Ohio First Land Title is here to help. If you aren’t convinced just yet, let’s look at a scenario of what could go wrong without being insured. Your title insurance is there to protect you and the lender from the possibility that your seller or any previous sellers didn’t have free and clear ownership of the property, not allowing you to have full ownership. For example, you are buying a house from a seller who had purchased the home along with their brother - Both are on the title. If the seller is selling the home to you on his own, and you don't know about the brother being on the title... What happens next? The brother can come back and want to stake his claim after the purchase has gone through. Still need another example? What if the previous homeowner didn’t pay his/her property taxes for a few years? Once you buy the house, all the built-up property tax will come with it and it will be your sole responsibility.
